#1 Finding the right house. As obvious as this sounds, finding the right house for a Buyer is one of the most important services that Brett provides. As a full-time, professional Realtor® it’s his job to know what you are looking for and to find you properties that meet your your search criteria. In Southern California (Orange County and Los Angeles County), there are generally over 25,000 properties listed for sale and with today’s low housing inventory, they go fast! It takes a full time, and experienced professional to find you that “needle in a haystack”
#2 Negotiate the best price & terms. Negotiating price and terms in real estate is similar to a game of chess. There are many variables that need to be considered when entering into negotiations. Brett is a master negotiator and is able to “read through the lines” of each transaction and will always push for the most favorable price and terms.
#3 Review all contract documents and disclosures. Buying real estate in California comes with a mountain of contractual documents and disclosures. This may be overwhelming to some, but not to Brett. Brett knows, understands and will explain to you every contract document and disclosure. It’s important that all the “i’s” are dotted and “t’s” are crossed, because if they are not…it could cost you thousands!
#4 Determine what similar homes have sold for. When you find a property that you like, Brett will search for similar properties that have sold so that the fair market value can be determined. Brett uses the same techniques and guidelines as residential appraisers use when determining an appraised value. Therefore, you will have the peace of mind and not worry about the appraisal.
#5 Assist in arranging financing. Most transactions fail because the Buyer was unable to obtain financing. Brett will refer you to a lender who has a track record of getting loans done. There is nothing worse than when a transaction is suppose to close, the movers are scheduled and the kids have been enrolled in a new school and a persons loan has been turned down. Most people have heard a story like this. However, rest assured, this has never happened to ANY of Brett’s Buyer Clientele, and it NEVER WILL.

Experience is a big deal in any profession and in Real Estate experience isn’t only calculated on how many years a person has been in the business…it’s calculated by how many transactions have closed over the time they have been in the business. Brett has closed and/or supervised over 1000 real estate transactions across 23 states in all price ranges up to $3.2M. He has worked as a National Team Leader and Listing Agent for a national bank selling their foreclosures and He started selling short sales in 2000 when short sales weren’t a household name. #2 Having Brett represent you doesn’t cost you anything! Did you know that it is customary for the Seller to pay all real estate commissions in a transactions? It’s true! When a property is listed with a Realtor® a portion of the gross commission is allocated to pay for your Buyer’s Agent. As a buyer, you get professional representation without any money out of your own pocket!
#3 Brett previews homes on your behalf. Most people have to go to their work during the day…Brett’s job is to find you a home. Each week Brett previews several properties on behalf of his clients and on many occasions he will complete a video walk through of the property so that you can preview it online first. Many of Brett’s clients have found this added benefit convenient an valuable.
#4 No Long Term Commitment. As per California Law, a written Agency Agreement is required will all of clients. Many of these contracts will lock you into a long term commitment…it doesn’t mean that you are obligated to buy a home…but it does obligate you to the Agent you are working with…but what if you don’t like your Agent or you feel they are not doing their job? You don’t have this worry with Brett. When you hire Brett as your Buyer’s Agent you will have the option to terminate the agreement for any reason and without penalty. Brett believes in keeping and earning your business by providing excellent service . If you feel that he falls short of your expectations and his promises…fire him. It’s really that easy.
